Mortgage changes make sense: experts

New criteria should prompt buyers to lower their expectations

Industry experts say new rules governing mortgages might ease the overheated Ottawa market a bit but won't hinder most people from buying a home.

The measures, announced by Finance Minister Jim Flaherty on Tuesday and set to take effect April 19, aim to prevent Canadians from getting themselves into too much real-estate debt.

January home prices up 19% for year!

The number of home sales declined 2.8 per cent in January compared with the near record level in December, the Canadian Real Estate Association said Wednesday.

Ontario accounted for about half the national decline, but activity was also down in British Columbia, Alberta, and Manitoba. Conversely, home sales reached new heights in Quebec, the association said.

Jim Flaherty tightens mortgage rules!

Finance Minister Jim Flaherty Tuesday announced tighter lending standards for mortgages, saying that while the housing market is healthy and there's no solid evidence of a bubble, the moves are needed to “help prevent negative trends from developing.”

Under the new rules, all borrowers will need to meet standards for five-year fixed-rate mortgages regardless of whether they're seeking a loan with a lower rate and shorter term.

(Reuters) - Canada will announce changes to mortgage rules to ensure Canadians do not take on too much debt, a government source said.

Finance Minister Jim Flaherty will announce that he is imposing new rules that will dictate how banks approve mortgages, and that certain borrowers will have to come up with larger down payments, the Globe and Mail paper said, citing an unidentified source.

As girly as a bouffant on a poodle, Paramour – the latest Ossington boîte from the LeVack Block’s Adam Baguley and Amber Honor Elson – wears its heart on its sleeve.

“There’s love in the food,” its website gushes. “Imagine a feeling so unique that you are not able to decipher whether it is your audio or visual sensors, taste buds or a simple euphoria of your collective senses.”

Thobors Boulangerie Pâtisserie Café!

Thobors Boulangerie Patisserie Cafe is packed on a Sunday afternoon with regulars popping in for their daily baguette fix. Amid the rush, the cafe's owner/baker emerges from the kitchen, greeting patrons by name and conversing in rapid-fire French. Amid the aroma of freshly baked loaves and hiss of the espresso machine, one could be forgiven for thinking they'd stepped into a Parisian boulangerie.

Located on Mt. Pleasant just south of Eglinton, this convivial bakery is owned and operated by Marc Thobor, a Parisian trained baker who previously worked at Le Comptoir de Célestin. In 2008 Thobor bought the business and re-branded.

GTA REALTORS® Report January Resale Housing Market Figures

TORONTO, ONTARIO--(Marketwire - Feb. 3, 2010) - Greater Toronto REALTORS® reported 4,986 transactions through the Multiple Listing Service (MLS®) in January 2010. This result represented a large increase over the 2,670 sales in January 2009 when the home sales were in a recessionary trough. Last month's sales were slightly higher than the January average in the five years preceding 2009.

"The GTA housing market has rebounded well from the lows in sales experienced at the beginning of 2009. Sales climbed back to healthy levels across the GTA because the cost of home ownership remained affordable in the Toronto area," said TREB President Tom Lebour. "Increasingly confident consumers moved to take advantage of affordable home ownership."

The average home selling price in January 2010 climbed 19 per cent to $409,058, compared to 343,632 in the same month last year.

"Expect strong annual growth rates for existing home sales and average price through the first quarter as we continue to make comparisons to the weak market conditions at the beginning of 2009," said Jason Mercer, TREB's Senior Manager of Market Analysis. "The rate of sales and price growth will be lower in the second half of 2010."
